SPRINGING INTO ACTION – WHY SELLING YOUR HOME NOW SETS THE STAGE FOR SUCCESS
Are you dreaming of summer BBQs but have a garden the size of a postage stamp? Or are you having a spring clean and it’s made you reassess whether your property is still right for you? Or has the idea of a move been on the cards for some time and now it’s time to get serious?
Whatever your reason for selling, spring is one of the best times to do so - allowing you to make the most of both your indoor and outdoor space during the summer months if you complete on your new property quickly enough.
A Great Time To Showcase Your Home
Between late February and June is deemed to be the optimum time to sell a house. And it’s not hard to understand why. Gardens are blooming into life, bringing colour and fragrance to outside spaces that complement what’s on offer inside.
Spring’s promise of new life – whether it’s bluebells or lambs – also gets many of us thinking about new beginnings ourselves, meaning that selling up and looking for somewhere new can become an idea that also blooms into life.
Meanwhile, longer days and warmer weather make it easier than ever to showcase your space in its best light both inside and out - allowing potential buyers to visualise themselves in your property. Prospective house-buyers are also more likely to venture out for viewings than they would be on cold, wet, wintry days.
Even simple logistics, such as packing up the house and moving your belongings is more appealing when you have a greater chance of being able to do it without a storm brewing.
The Traditional Spring Jump And An Encouraging Market
These benefits are backed up by historical data that shows that higher selling prices and faster sales are traditionally seen during the spring season. The higher number of properties on sale tends to tempt more buyers out of the woodwork too.
Taking advantage of an improving property market also makes now a great time to sell. Rightmove reported the highest number of new properties listed for sale on the platform so far this year on Thursday 28th March just before the Easter break. It marked the third biggest day for new listings since August. Buyers are starting to emerge from hibernation, encouraged by improvements in the economy. These include the lowest inflation rate in almost two and a half years, falling to 3.4% in February, as well as a base interest rate that has been held at 5.25% for months. Asking prices are also rising, up by 0.8% over the past year to £368,118 across the UK and up 17% in the south-east and 8% in London, according to Rightmove.
The Importance of Staging
While April is a great time to think about selling, your property won’t sell itself. Putting effort into staging your property for sale – from great marketing to professional photography – will help your property stand out from the competition and make that summer move a more likely reality.
