Something as small as a new welcome mat, for example, could make a much better impression on buyers that arrive on your doorstep than a tired, worn-out one and yet will only cost a few pounds. Elsewhere inside and out walls or doors might benefit from a lick of paint to help freshen them up.

Once you’ve put the elbow grease into the hard work of cleaning, decluttering, refurbishing and refreshing, then comes the fun part. This is when you go back to trying to understand what your prospective buyers might want from your property and showing that you can deliver it.
Your property might be the perfect starter home for a young family, for example. Is that reflected in how you’ve dressed the rooms and are the opportunities for nurseries and children’s bedrooms obvious?
Or is yours a single professional’s pad and therefore does it boast the kind of features that they might want – a small home office as well as somewhere great to chill, for example? A little effort staging your property will help prospective buyers imagine themselves in your space more easily, and that means they might well come to their decision to buy sooner rather than later.
